HOME INSPECTION

Inspecting the home is one of the most important parts of the home buying process.
When buying a home of any age, size, or style, it is vital to be aware of its current condition.

Brookfield Home Inspections will prepare a comprehensive and readable HOME INSPECTION REPORT including pictures, clear and detailed explanations and recommendations. Armed with this report you will be able to proceed with your home purchase decision confident that you have the vital information you need to make an informed decision. We also discuss, in detail, our findings with you while on site, and we are always available on the phone too. You will also have the re-assurance of InterNACHI’s Buy-Back Guarantee.
All inspections are performed in accordance with the Standards and Practices required by NJ Regulations as well as the International Association of Home Inspectors.

All inspection prices include inspection to determine the presence or absence of visual evidence of wood destroying insects. A nominal $50 fee is charged to provide you with Form NPMA-33 if you request it in support of a mortgage application. Be sure to take account of this when price comparing.

RADON TESTING
Radon is an invisible, odorless gas that is a natural radioactive decay product of certain soils and rocks. It can be a serious health hazard when trapped in homes, and is the second leading cause of lung cancer in the USA. Testing is the only way to find out if there are elevated levels of radon in your home. The EPA recommends that all homes in the U.S. should be tested as approximately 1 in 15 homes have elevated radon levels.
Most parts of North Jersey fall in areas defined by the NJ Department of Environmental Protection as having Moderate or High Radon Potential. A radon test will protect you and your family. For homes that are found to have elevated levels, an effective radon mitigation system can be installed simply and cost-effectively by a licensed contractor.
Testing can only be performed by licensed technicians. Testing is performed by placing a test canister in the residence at the time of the home inspection and left in place for 2-7 days. The canister is then collected by a licensed technician and sent to a lab for analysis. You will receive the results within a few days of the end of the inspection. We do not provide radon remediation services.

MOLD TESTING
Exposure to mold can cause negative health effects. Molds produce allergens (substances that can cause allergic reactions), irritants and, in some cases, potentially toxic substances (mycotoxins). Mold is also often indicative of a hidden moisture problem. Air samples are taken from two or more areas of the home during the Home Inspection and sent for testing to an independent laboratory. We do not provide mold remediation services.
