HOME INSPECTION

Inspecting your new home is one of the most important parts of the home buying process.

When buying a home of any age, size, or style, it is vital to be aware of its current condition.

AN INFORMED DECISION IS A SMART DECISION.

In addition to being a civil engineer, I am certified and licensed by the State of NJ as a Residential Home Inspector. I have additional qualifications and certifications listed below.  I will spend 2-5 hours (depending on size, type and age), inspecting your new home with a fine toothcomb from the basement floor slab all the way up to the roof covering and chimney caps. I will examine every home mechanical system as well as the structure and finishes, inside and outside (see list on this page). As one of the most likely causes of home damage is water, I pay special attention to the exterior physical and home conditions, before even entering the home. To examine your roof, I will fly a drone (I have an FAA license to do so) over it, taking high resolution pictures which will be examined in close-up to identify problems others may miss.  Included in every home inspection is inspecting for wood destroying insects and for mold and moisture problems. With Brookfield Home Inspections, you will have a Civil Engineer performing your inspection, bringing years of specialized training and construction experience to your home inspection. I have decades of related experience and I specialize in old homes and the quirky things that come with them (plaster walls, steam heat, knob and tube etc). My home is about 150 years old!

You will also find me friendly, approachable and plain-speaking. I genuinely want to engage with you and educate you on your home and any issues I find, rather than being transactional and baffling you with jargon and industry-speak. For this reason, I take the time during the inspection to show you any issues I uncover as well as how to operate the major systems.   • Standard home inspection includes home and garage. Additional structures subject to added charge.

  • The InterNACHI Buy-Back Guarantee is included with every inspection.

  • All inspection prices include inspection to determine the presence or absence of visual evidence of wood destroying insects. A nominal $50 fee is charged to provide you with Form NPMA-33 if you request it in support of a mortgage application. Be sure to take account of this when price comparing.

  • Homes 100 years and older are subject to a $75 additional fee.

  • A travel surcharge may apply.

Inspection prices are not final until incorporated into the pre-inspection agreement issued  to the client.

RADON TESTING

​Radon is an invisible, odorless natural occurring gas that is found throughout NJ.  It can be a serious health hazard when trapped in homes, and is the second leading cause of lung cancer in the USA. Testing is the only way to find out if there are elevated levels of radon in your home. The EPA recommends that all homes in the U.S. should be tested as approximately 1 in 15 homes have elevated radon levels.

Most parts of North Jersey fall in areas defined by the NJ Department of Environmental Protection as having Moderate or High Radon Potential.  A radon test will protect you and your family.

MOLD TESTING

 

Mold inspections are available as part of a home inspection or as a standalone mold inspection. Exposure to mold can cause negative health effects. Molds produce allergens (substances that can cause allergic reactions), irritants and, in some cases, potentially toxic substances (mycotoxins). Mold is also often indicative of a hidden moisture problem. Air samples are taken from two or more areas of the home during the Home Inspection and sent for testing to an independent laboratory to assess indoor air quality. We do not provide mold remediation services and therefore have no conflicts of interest.
