The Importance of Radon Testing

Radon is a radioactive gas that comes from the breakdown of naturally occurring uranium in soil and rock. It enters homes through openings in contact with the ground, such as cracks in the foundation, openings around pipes, and sump pits.

It is invisible, odorless and tasteless, and can only be detected by specialized tests.



Why test? Radon is the second leading cause of lung cancer in the United States, resulting in 15,000 to 22,000 deaths per year(1).

The presence of radon is dependent on many factors and it is not uncommon to have a home with very high levels next to a home with extremely low levels. The NJ DEP recommends that all homes be tested for radon. They should also be re-tested periodically.





Where? The NJ DEP categorizes municipal areas as having High, Moderate or Low radon incidence, based on actual tests performed in homes. Moderate potential is defined as between 5 and 24% of homes tested having high radon levels, and High potential is defined as 25% or more homes tested having high radon levels.

Most of Essex, Bergen and Union are defined as Moderate risk, and most of Morris and Passaic are defined as High risk. There are special considerations for new construction in Tier 1 municipalities.






Mitigation? Radon mitigation is effective and reasonably priced. Remediation typically results in more than a 90% drop in radon exposure for the residents of the home(2). The US Environmental Protection Agency estimates that incorporating radon mitigation into an existing home costs an estimated $750-$3,500.
