When it comes to the exciting journey of buying or selling a home, it’s easy to get caught up in a whirlwind of emotions.

Limiting surprises when it comes to the findings in a home inspection report will help to make the transaction journey more predictable and less stressful . Being well-informed and prepared about the most common issues likely to be found will help you smoothly navigate the transaction process. You will be able to take proactive steps to address potential issues before listing a property, or if buying you will be prepared for common findings.

As per the National Association of Certified Home Inspectors (NACHI), the three most commonly found issues in a home inspection are:

1. Improper Surface Grading/Drainage

By far the most frequent problem that shows up in home inspection reports is poor surface grading and drainage. While this might seem like a mundane concern, improper drainage, left unattended, can lead to severe consequences, such as mold growth, rot, and foundation issues. Fixing this advanced damage can be costly.

The good news is that you can address these issues relatively easily. By taking a few steps, you can significantly mitigate the causes of poor drainage, such as;

  • Gutter and Downspout Maintenance: Keep gutters and downspouts free of debris to get proper water flow. In addition, clean and inspect them regularly, especially after heavy rainfall. Make sure they discharge at least 6 feet away from the home.

  • Landscaping and Vegetation Management: Ensure the ground near the property is sloped away from the foundation. Avoid planting large trees too close to your house.

2. Sub-Standard Electrical System

Electrical issues are dangerous in two ways. They are dangerous for the people living in the house and can also severely damage the house structure. Most of the electrical system is hidden behind walls and not easy to see. Therefore, it's critically important to thoroughly inspect what is visible for clues to any defects.

The most common electrical concerns that are likely appear in inspection reports include:

  • Outdated Components: The inspector might flag dangerous or outdated electrical panels, inadequate overload protection, or insufficient electrical service that needs to be upgraded to meet modern safety standards.

  • Unsafe Distribution Wiring: Faulty wiring can lead to nuisance tripping and poses a fire risk.

3. Roof Damage

Roof damage can occur due to failure of roof materials, water leakage at points of vulnerability, or even mechanical or rodent damage associated with overhanging branches and pests. Regular roof maintenance and a comprehensive home inspection can help you rest assured your home remains safe and dry.

Common roof issues may include:

  • Worn roofing materials: Missing shingles, curling, or general wear and tear are telltale signs that your roof needs repair or replacement.

  • Flashings: These are to maintain a seal where the roof meets other building components, or changes direction/plane. Problems here can be obscured from view, making it vital to conduct a thorough inspection.
